By comparables: we take real transactions and listings for equivalent properties in the area, normalise them to homogeneous square metres and adjust with coefficients for floor level, build quality, age, condition and view. Price is not imposed — it is built from information.
02How long does it take to sell a property in Buenos Aires?+
It depends on the area, the type of property and above all the asking price. A well-priced property moves noticeably faster than an overpriced one, which usually ends up dropping anyway after months on the market. The appraisal gives you an estimated range for your specific case.
03What is the commission and when is it paid?+
The commission is paid at closing, not before. We set it out in writing along with the sales authorisation, so there are no surprises along the way.
04Do I have to sign an exclusive agreement for you to sell my property?+
No. We work with two formats: an exclusive sales authorisation and a non-exclusive one. Exclusivity concentrates the strategy and the marketing spend in a single agency; without it, the property can be listed by several agencies at once. We explain both before you sign anything.
05Can I sell if I still have an active mortgage?+
Yes. The mortgage is cancelled and the lien released before the deed, usually coordinated with the buyer’s payment in the same act. It is a standard procedure and the notary arranges it.
